The Yatala Industrial region is the grouping of suburbs in North Gold Coast including: Yatala, Ormeau, Beenleigh, Stapylton and Upper Coomera all part of the Yatala Enterprise Area.
This region is well located on the M1 between Brisbane and Gold Coast and as it is land rich it has the opportunity to provide affordable industrial land. This region has moved through various cycles of demand and price growth over the past ten years. However, in more recent times demand for stock has improved resulting in strong results in rental growth and despite sales volumes remaining low, capital value growth has been recorded.
There is currently 108,100sqm of industrial supply in the development pipeline across the Yatala region, this represents 11 projects. Three projects are currently under construction, the largest being the Energex Depot in Stapylton representing 14,000sqm, this site is due for completion in mid 2017. There are currently five projects with DA Approval in the Yatala region, these account for 61,270sqm, despite these projects having approval construction is not expected to commence until adequate commitment is sourced, as such the estimated completion for these projects range between 2018 and 2020. Even further down the development pipeline are three projects which are still in planning with a DA submitted, these account for a further 30,000sqm of stock which may also be added to market supply. Encouraging is the limited speculative supply which has been added to the market, with vacancy at a reasonably high rate across the broader Brisbane and Gold Coast industrial markets, a demand led attitude towards supply completion will ensure growth remains in this market.
