June 2018 – Scenic Rim LGA Vacant Land, 2017 Calendar Year Report

The results for Scenic Rim show increases in values for both vacant land, and house and land packages, over the last year (albeit based on an extremely limited amount of transactions). There is however an increased belief in the long term viability of this market with infrastructure initiatives such as the opening in late 2017 of the $27.5million Beaudesert Town Centre Bypass , as well as the ongoing Bromelton State Development Industrial Area, which has the potential to create up to 18,000 jobs.

Whilst such projects will give a boost to the economy, the strategic proximity to Gold Coast,Logan and Ipswich may more greatly benefit the region in the long term.In particular its relative proximity and affordability to the high price point of the constrained Gold Coast Coast land market, as well as the short distance to the ever increasing commercial and employment nodes areas in Logan, Springfield, and the master planned communities at Yarrabilba and Flagstone,will be key long term drivers of growth. Developers however view this as considerable some time in the future and not enough of a catalyst to stimulate current demand.
