The site provided a total land area of 19.58 Hectares across two adjoining lots fronting Bellmere Road.

The site was within the Caboolture West Master Plan Area which is 3,480 hectares five kilometres west of the Caboolture Town Centre within the Moreton Bay Regional Council.

The MBRC have together with the Caboolture West Land Owners Group have steadily progressed the planning scheme with anticipated adoption being early 2017.

This property sits toward the Eastern boundary of the strategic plan in the Neighbourhood Development Precinct 2 (NDP 2) being the first development precinct within the Master Plan area.

An indicative development scheme reflecting 240 lots was provided reflecting lot sizes from 320m2 to 784m2.

Marketing Campaign

Enquiry through the campaign was strong with enquiry generated from builders, private and public development groups locally based as well as across the broader SEQld market and interstate.

 

 

Most groups were attracted to the scale of the development and positioning in the Northern Brisbane catchment particularly in an area which was well known to have MBRC support. The local groups who had been involved in the Caboolture West Land Owners Group held an advantage through continued exposure to the planning framework and held an understanding of the services program and infrastructure roll out.
